WHAT I DO
Every commercial lot is different. I handle the full range of striping work.
Repaint existing stall lines, directional arrows, stop bars, and stencils. Most commercial lots in the Dallas area need restriping every 2 to 4 years. Texas sun fades paint faster than most property managers expect.
Fresh asphalt with no markings, or a lot that needs a completely different layout. I measure, plan stall counts, place ADA spaces correctly, and stripe the full lot from scratch.
Accessible stall dimensions, van-accessible spaces, access aisles, and ISA symbols. ADA requirements are specific on counts and dimensions. I lay them out correctly on site.
FIRE LANE NO PARKING text at required intervals, red curb painting along fire access routes, and clear markings that pass fire marshal inspections. Dallas Fire-Rescue takes fire lane visibility seriously.
STOP, speed bumps, reserved spaces, loading zones, visitor parking, numbered stalls. I carry the stencils on the truck, so there’s no extra trip for standard custom markings.
Red fire lane curbs and yellow no-parking curbs. If you're restriping the lot, repaint the curbs at the same time. Mismatched curb color and pavement markings look worse than having neither.
WHY LOCAL MATTERS
Dallas summer heat runs well above 100 degrees for weeks at a stretch. That kind of UV exposure and thermal expansion degrades parking lot paint faster than in cooler climates. Using the right paint formulation for Texas conditions makes a real difference in how long your stripes hold up.
Local fire departments also have their own inspection standards layered on top of state and federal requirements. Dallas Fire-Rescue has specific requirements for fire lane markings. Garland, Plano, and Frisco fire marshals each have their own inspection cadences. I check the local requirements that apply to the property and stripe to that layout.
Quotes from out-of-area contractors sometimes miss items that local inspectors care about. That is why I inspect the lot in person before I quote or stripe it.

I schedule early morning or weekend jobs to work around your tenants and customers. Most lots are finished and dry within a few hours.
