TIME FOR A REFRESH?
You don't need to wait until lines are invisible. If any of these sound familiar, it's time to call.
If customers are parking crooked, double-parked, or unsure where to park, the lines have faded past useful. Paint that looks fine in photos can be nearly invisible at a glance from a moving car.
In Texas heat, parking lot paint typically lasts 2–4 years before significant fading. UV exposure, traffic wear, and sealcoating all accelerate the fade. If it's been a while, it's due.
Accessible parking stencils fade faster than simple lines because they have more detail. A faded ADA symbol puts you out of compliance even if the stall dimensions are still correct. This is an easy fix but can't be ignored.
Fresh sealcoat covers everything underneath — including your existing lines. Every lot that gets sealed needs a fresh restripe on top. If your paving crew didn't include that, call me.
FIRE LANE NO PARKING text needs to be clearly legible for fire marshal inspections. Faded or missing fire lane markings can result in a failed inspection and a notice to correct.
Fresh striping is one of the more visible exterior maintenance items on a commercial property. Clean lines make the lot easier to use, show that the property is being maintained, and are often cheaper to address than letting the markings disappear completely.
WHAT'S INCLUDED
A standard commercial restripe covers everything visible in your parking lot. I repaint stall lines at full width and length, directional traffic arrows, stop bars, and any stencils currently in the lot (ADA symbols, FIRE LANE text, STOP, numbered stalls, reserved spaces, etc.).
I use professional-grade traffic striping equipment — not rollers or hand brushes. Machine-applied lines are consistent, straight, and the correct width (typically 4 inches for stall lines). The difference between a machine stripe and a hand-painted one is obvious up close and from a distance.
If your lot has curb painting (red fire lane curbs or yellow no-parking curbs), I handle that too. Just let me know what you need quoted and I’ll include it in the same visit.

I work around your business hours. Most jobs are early morning before peak traffic, or on weekends when the lot has lighter use.

I bring the equipment, measure against your existing layout, and repaint everything in one visit. Most lots take 2–4 hours depending on size.

Water-based traffic paint dries in 30–60 minutes under Texas sun. Your lot is typically back in full use within an hour of me finishing.
